Inspections

Vacancy inspections

  • Our current guidelines for inspections are dictated by insurer and investor specifications.

Contact Inspections

  • Our general role in this process is to contact the borrower and provide them with information. After initial contact, we will obtain the borrower’s contact information and submit this along with adequate photos to you.

No Contact Inspections

  • These inspections are performed to determine vacancy or abandonment as well as overall property care.

Continuous Inspections

  • Performed on a bi-monthly schedule or per client requirements.
  • A property review form is used each time to keep the client up to date on any changes to the property.

Loss Draft Inspections

  • Used to assist the Lender Placed carrier or Servicer in obtaining milestone reports on the status of a loss draft claim. Generally happens 3/4 of the way through a project and upon the completion of a project.

Hazard Claims Inspections

  • Assisting your Hazard Claims company by ensuring that the information is correct, thorough, and properly documented.

Submitting inspection orders

    • The Client can manually view and download info from our technology platform.
    • FRFS can forward property packet to the client via encrypted email.
    • System Integration, EDI transmissions upon request.
  • Property packet includes:
    • Photos (date and time stamped)
    • Property review form, damage review, and estimates.

Default Preservation

Vacancy Registration

  • FRFS tracks eligibility by municipal ordinance.
  • FRFS offers the option to complete property registrations for you.
    • FRFS will monitor for vacancy and automatically complete the necessary documentation to register the property on your behalf.

Property Lien Remediation/Clear Title

  • If a property has a lien of any nature on the books for that municipality then FRFS, with permission from you, will handle the payment, legal functions, and closing of that lien.

Initial Services

  • Once the property is eligible, FRFS will perform preservation services on the property to ensure the property is maintained and is safe and secure.

REO Maintenance

We are experts in the REO process. Our process allows for us to move the property into sale condition as fast as possible. We manage your asset from start to finish.

Special Projects

  • The Special Projects Team is headed by licensed contractors and is solely responsible for the recruiting and hiring of licensed professionals for large-scale rehab and restoration projects where the proper skills and expertise are needed as dictated by the needs of the Asset Manager. Special Projects is a unique department and having the expertise assists us in hiring and understanding what will be needed from a blue-collar, hands-on perspective.
